A fix and flip or rehab loan is different from a regular private or hard money loan in that it acts much like a construction loan. Our loans allow the investor / flipper to maximize the financing because we loan on a combination of current value and future value. Yes, that's right. we look at todays value and loan up to 65% of the purchase price (either at time of purchase or within one year of the purchase) and up to 100% of the rehab costs as long as that does not exceed 65% of the after repaired value, often referred to as ARV.
