Private Money lending is often referred to as Hard Money Lending. Hard Money seems by many to have a negative connotation. This should not be the case. Hard Money simply refers to the Hard Asset that secures the loan. You may also refer to us as an equity-based lender. ExpressLoan makes all lending decisions for loans up to $500,000.00; we do not rely on other brokers or lending institutions. As such, we can make most lending decisions the same day. We will do everything within our power to make your loan request work for you. For loan requests over $500,000.00 we have lending partners that will fund our request just as quickly.
Our rates vary depending on the type of property, term of the loan and the general situation. Please be aware, if you are looking for the lowest interest rates you have come to the wrong place. We are however, very effective when other sources cannot or will not fund your transaction. The average funding time from application is usually 7 to 10 business days.
Our lending criterion is much more reasonable than institutional lenders such as your local bank. Credit and income, while considered, are not the most important factors, we will look at all credit grades and income types and we look to see how the transaction makes sense for both you and ExpressLoan.
We make or arrange loans from $30,000 to $500,000 in house. For loan requests over $500,000 we have lending partners that you can trust. We work closely with licensed lenders / brokers and real estate brokers to help fund your clients' needs. In fact, about half of our funding volume comes from Brokers and other lenders.

Our Private Money loans can be completed very quickly, much less documentation is required than traditional lenders. Look to our loans to solve your immediate needs now, even if you've been turned down elsewhere. Most of our loans are short term, usually 12 months and on a case by case basis we have lent for up to 7 years.
Private Money loan rates vary and it’s our policy not to give a firm rate quote until we can see the entire picture of you and the property and are always written as monthly interest only payments. The points and other fees vary and will include other normal closing costs such as title and escrow fees.
